Hi Suzy - you're looking at anywhere from 8-11% depending on the area. A lot of the b&c markets will allow for an opportunity to force appreciation. One deal we looked at today was a 13 unit building with an advertised cap of 10.5%, though we are confident we could increase to about 12% through improvements to the units.

@Josh Caldwell agree 100%. I've found that my formal education has helped in courting investors / private money, especially when I didn't have a sufficient track record of success.  Is it necessary, no of course not. But in my case it certainly did help to say that I graduate w/ a degree in Finance from a good private school, worked in the investments industry for several years, etc.

Don't flip in Cleveland.  Flip in the suburbs.

From a cost perspective having a license is great. You get to pay yourself the 3%. Also helps on the acquisition side
