We're looking at a similar issue.  A local lender will give me blanket commercial loans on SFRs, but like you its with a 5 year term.

I'd be interested to hear what others have to say.

@J Scott - thanks for sharing your perspective on the mentor/mentee relationship.  I'm fortunate to have a mentor/friend that's quite successful in our market. Whenever I thank him for his guidance, he reminds me "Zoran - i'm making money off you.  The more you succeed, the more I stand to make."  It's true! 

What's more, I'm not allowed to compete and buy in his markets :-)  That much I'm ok with.

Last week we passed our plumbing and electrical inspection.  We had all new plumbing installed in the house.  We also ran all new electrical (incl. new panel) for the kitchen, living room and most of the bedrooms.  We also had new light fixtures installed in all of the bedrooms, which were previously lighted by wall sconces.  All of those wall sconces were removed. 

With plumbing and electrical done, we have the go-ahead to start installing tile.  We started with the kids bathroom.  Look back at my previous post - it was the bathroom with the clawfoot tub and window! 

We are using Implerial Gris Gloss 4x8 tile from The TileShop.  The advertised price is $7.99/sq, but with our discount we were able to get it for $5.98/sq.  I know the tub looks small, but its 5ft across.  We have 9.5 foot ceilings :-)

Demo is largely completed at our Cleveland flip and we're slowly starting to put it all back together! 

Demo’d butler stairwell in the kitchen and closed off access. Increased size of the kitchen dramatically!

Cabinets gone. Drywall gone. New electrical being installed. Oh, and 10 foot ceilings!

New can lighting being installed in the living room. We removed numerous sconces throughout the room in favor of overhead lighting.

This used to be a four seasons room which was enclosed at a later date, but some of the exterior aspects remained. We removed / closed off some of the windows and framed over a door which was an awkward second entry to the first floor bath.

Kid’s bathroom. Drywall removed in preparation for new plumbing. Window over tub closed so we can have a full wall of tile! The cast iron tub is almost 350 pounds!

Recommendations are great, but I'd interview a few contractors. Heck, we interviewed 10 for our first job + subs!

Four is not too much, neither is 400.  How do you expect to grow? You will need more people.  The key is to define each persons responsibility...asset acquisition, financing, construction management, lease negotiations...etc.

My personal residence was built in 1923. The lead paint thing never really scared me.  Scrape vs. sand if necessary.  

Around here not too many people follow the EPAs guidelines for painting.  It's odd...people just ignore it.

They are good kids, so I don't mind the random late night text.  Liquor bottles, Christmas lights INSIDE and posters are all staple decorative items for college kids. 

They are a little bit more needy than say a family (e.g. "How do we set up electric?"), but overall they pay above-market rents so I don't mind!

We actually just dropped off a few cases of beer to each of the houses as a thank you!
