There are a few on the market at the moment listed by CBRE, but they're big. Cap rates are less than 6.0%.

Low occupancy is a concern. That said, if 0% of the property is on assistance, there is a play to get it to 100% on assistance. You'll have guaranteed rent at that point, but likely we'll need to spend $$ to get it up to code

Is it HAP deal? Those can be solid ... the yields tend to be higher, but even now those yields are being pushed down

Friends and family for the first few deals. Find a local investor to partner with

At the minimum they should know rents. Get it under LOI and ask for all the info during dillifence.

I exclusively rent out to students. We rent for the full year with leases starting June 1st. No short term availible. We are 100% pre leased by October for the following year. Every school is different. The large operators handle leases similar to what I mentioned. Look at Peak Campus
