We would possibly pick this up cash if it fits our model and you don't want to move forward. Let me know. Btw haven't worked with any HML as we do everything liquid. But would love to get some referrals for some.

Best to take advantage of this market and flip that 100k in a JV as many times as you can. Once the market tapers (slowly is now) and then when it bursts, but how much, I will then start buying my BRRR deals.

Hey everyone, hope you all had a productive week and going into this weekend without letting off the gas.

I wanted to see what everyone's thoughts are on this crazy SoCal market

Our company feels the market is getting softer and inventory is not moving as fast any more.  But do not get me wrong, we are use to homes getting multiple offers and accepting one the weekend its finished and listed. Aka finish and marketed Friday night or Saturday morning with an offer accepted by Monday mid day.

The election slowing things down? We usually see it slow a bit around now, but not this slow.

Hi @David Varvaro

If you still need someone let me know.

I work as a Project Manager and last year we completed over 70 flips, with this year on pace to do over 80.

I am use to the fast pace work that is needed and have many referrals to my projects and which GC and Subs I have used.

It's been a bit since I posted about any projects. The last one was here https://www.biggerpockets.com/forums/522/topics/30...

Been super busy and have done 5 in the mean time. This latest one I am quite proud.

10 day remodel, yes! 10 days top to bottom remodel. At one point I had 14 guys crawling all over this house.  We had neighbors driving up and clapping their hands.  Enjoy some before and after photos.. 3/2/2 1499sf

I wasn't at this photo shoot, usually I am, there are a few things that bother me in the shot.

Currently have 3 projects going on right now set to finish by end of first week of July.

We pay about $250 a month and do about 80 projects a year.

Works good for what we need. We only use a few functions and probably could use it for more potential streamline.
