Adding a room to a duplex in Hawthorne, CA

Or any part of Los Angeles really. 

I'm a first time investor about to put yet another offer in on a duplex here in Los Angeles. Specifically Hawthorne. 

Property has one 2/1.5 @ 1200 sqft and 2/1 @ 800 sqft. I'm interested in getting quotes to ballpark the cost for adding another bed and bath to the 800 sqft unit.

Would any contractors be willing to checkout the property with me and giving me an estimate on feasibility and cost. It is single story, and there is some room on the lot to expand on the same level. But im not opposed to adding a 2nd story if that is the more efficient route. 

Any recommendations or help would be greatly appreciated.
