I am communicating with a listing agent for a bank owned property that has been on market for over 200 days. Id like to find out what offers if any the bank has received and what amounts have been rejected. I wanted to come right out and ask the agent this but wanted to see if this is the right approach and if not, find out from the BPC what approach you might take! Thank you for any advice. @Shawn Breyer..my sentiments exactly.  I 100% want to respect the agents time and expertise but I do not want to fall into a situation similar to your friends.

@Peter Vekselman realtors that will do all that you mentioned would certainly be a benefit.  

@Jay DeCima I have NO intentions of "stiffing agents" or sending agents on "wild goose chases".   That was not what I was implying in my original post.  I am in the process of feeling out some agents and have found some that seem will be very helpful and thorough and others that have no patience for someone that is just starting out.

@Penny Clark , thank you for those details.  Are pre approval letters good for a certain length of time?  I don't want to get into a situation where I have several lenders pulling credit and my FICO taking a nosedive.  Would having a copy of my most recent credit report suffice?

@Peter Vekselman this is what I have heard.  Thank you for reinforcing that.  In your opinion, should I be screening realtors by asking them if they are "investor realtors" or at least have worked with investors in the past?

I did not realize it may be possible to obtain a license in less than a month. I will definitely look into that. Would I still need a managing broker to access the MLS or would the fact that I have my own license suffice.

I'm looking for some opinions for thoughts on using more than 1 realtor to search for investor properties.  Is this common practice?  Or do most only utilize a single realtor to be on the lookout for properties you as an investor may be interested in?

I've been told that its best to have an "investor realtor" .
