Post: Flip vs rental for a solo 401K property?

Recently purchased a residential property through my solo 401k and wondering if tax benefits are greater by flipping it (after holding it for a year) or renting it for a year or 2 and then selling it.  Ultimate goal is to get a commercial 12 unit in 5 years (or sooner).  Thanks in advance for any advice.

Been a while since I've visited the site but been super busy. Looking for some options to maximize cash out on a refi where the SFH is in owned by an LLC. If it may be better to put the property into a personal name prior to the refi, how might that work? TIA for the assistance!

Compared to local insurance companies (I've used Farmers, state farm, and a several others over the past decade + of doing real estate) save me hundreds on monthly premiums. We have 60+ homes with them. I’m fixing to make several roof claims from recent storms that happed here last month… We will see how it goes.

How is your experience going thus far since its been a couple of months?

Of course you're having a stellar experience.. You haven't had a claim. Relationships with Insurance companies are generally peachy untill having a claim.

I have a claim in right now for a fire. We shall see

How did your claim go?

Could anyone offer some options on companies you have used personally for rehab loans.  I have a house that needs about $40K in rehab and we're looking for a 12-18 month term.  Thanks

....who the selling agent was on a particular property? I am not an agent and do not have access to the MLS but I thought there was another way the general public could locate this info. Thank you!

Post: Transferring property from an single-member LLC to yourself

Piggy backing on this topic...I'd like to do the same thing. My reason is that I own the home debt free in my single member LLC, but I'd like to do a deed transfer to place the home into my individual name so that I can potentially get better rates when I do a refi.

The home is in NJ.  Has anyone done this and if so, how?  Any additional upside?  Downside?

Thanks!!

I was curious to see what type of options are available for properties that do not have a mortgage but are owned in an LLC. Thanks!!

@Brandon Turner

Hey Brandon,

Could you provide some direction here?  I was pretty sure the templates were in one of your books but I cannot locate them.

Thanks!!
