Residential Rehab and/or Flipping in Greater Wichita, Kansas

I am starting and growing a Residential Rehab and/or Flipping team within the Greater Wichita area. The goal of the first 3 deals will be to target 1-4unit styled homes, requiring minor-rehab. This will allow the team to develop and review project processes and management strategies to move forward with more challenging, yet rewarding, properties.

I come from a very process-oriented background (Mechanical Engineering), and my goal is to learn and develop each step of the process, from start to finish, to continuously improve the team and ROI of each project. To do so, I need an initial team who can cover the following aspects of these projects:

- Wholesaler

- Contractor (Inspection oriented)

- Equity Partners (Project Incentives)

Once the deals are in place, the financing support will be through personal capital for upfront costs, with the intention to raise private capital and include hard-money lenders as-needed.

My goal for the team would be to have one project under-way by EOY.

The exit-strategy of each deal will be dependent on location, market data, and ROI comparisons to determine the best route forward for the team and our goals at the time. Areas of consideration:

- Rehab to Rental

- Flip to Public Market

- Wholesale (If the deal comes with major equity and ROI incentives)
