Single Family to Duplex

Hello BP Family,

My leads on small multi-family for sale are drying up due to low affordability, but I am seeing many single-family homes sit on the market. My wife and I have done three full renovations and are now considering converting a larger single-family home into a duplex to generate greater cash flow as a rental. I am aware that I will need zoning permits from the city and will have to split meters, etc. However, I wasn't sure if any of you had advice on what to look for specifically as far as the floor plan goes or other metrics that would be easily narrowed down while filtering through properties. Ultimately, we would be looking to do the BRRRR strategy with this. THANK YOU!
