@Gary Dezoysa,

I am getting ready to start doing the same thing. I am looking at the NW Indiana area though.

Good luck to ya, I will watch your progress.

And keep in mind that the payment on a 401k loan is about $500 a month for every $25000 borrowed. But at least it all goes back to you.

@Scott F.,

And what does one usually charge for document reviews when trying to purchase a property?

So as far as having an Attorney on your investing "Team", how do you all utilize them? Are they just on stand-by until needed and then they just charge a per visit fee? How do you all use them for each investment and how do they charge us? Just trying to figure out how to add their fees when evaluating a property.

Little confused here. These pictures of the inside are the same pictures you have for a home listed in ND in another thread. Can you send me the right pictures and more info on this property? Thanks......JD

@Monti Harris,

Thanks Monti appreciate the input. I am not planning on moving to NW Indiana, I just want to invest out there. Another 5 years or so when I retire we are planning on moving to Colorado where are retirement money will go a lot further. Heard more good things than bad about the solo 401K so that is the route I am taking and going to invest from there. Not fond of the stock market dictating the growth of my money.

Hi All,

So here is where I sit. Been here on BP for over a year now educating myself in reading, podcasts, webinars, and meeting and chatting with a lot of you. Just lost my IT job of 20 years last month and have about $100K in my 401K that I am getting ready to roll over into a solo 401K. This is after pulling some out to pay off all my debt in case it takes me a while to find another job (if I even want to at my age). :-)

I live in Cali so I want to start investing out of state looking at the NW Indiana area where I grew up. So maybe at first I am wanting to either take loan from my 401K and find a property or 2 to flip so I can use any profit as income to live off of for a bit if I still can't find a job and then just pay back the whole loan and then look more into some kind of buy and holds that will rent good and possible lead into a good BRRRR strategy.

Anyway, I need to get my investing career off the ground and am looking for someone to work with me through the first 1 or 2 deals and make sure I am doing all the right things and am willing to pay them 10 percent of the profits after everything is said and done. Anybody out there willing to help someone get their business off the ground for a little extra cash? Or point me in the right direction of finding someone?

Thanks.......JD
