@Marlana Elliott I agree with Ross. And it is very important to know what your buyers are looking for. Try to come up with a good script to ask for your buyers "buy criteria" and log the details and contact information in a CRM like HighRise or the like. You will get a lot of training just by being open and honest when talking with the buyers. Don't waste their time with a "maybe" deal, get to know what they want and are looking for. Wholesaling, in my opinion, is all about helping the seller out of their situation and bringing value to their life. By locking down their property and not doing anything with it, your only furthering the complication or struggle they are going through. Network network network and all the cash buyers you need will come to you.

@James David  1000 may be a good amount of door hangers to use with driving for dollars and a website. Maybe also some yellow letter pads and blue pens in case you need to send the landlord of said house you find driving for dollars a note. Say 500 for door hangers, couple hundred for gas. Then I would also set up a site with InvestorCarrot so you have credibility and a way to attract sellers and monitor traffic and leads. Put away 3-4 months worth of membership fee. Then buy a couple nice shirts and a steak dinner to congratulate yourself on not accepting the norm in life and trying to better yourself and build a bigger life. Just make sure to do your due diligence on the property your hanging the hanger on through your county assessor and the like to make sure you are targeting the actual homeowner and not just a renter. Good luck! Creative financing becomes the life blood of RE investing at some point for all investors it definitely seems! And yes indeed, I have heard it said many times that you make your money when you buy the house, not when you sell it or start to rent it out! @Eric Schroeder welcome to the beautiful world of BP!! Glad to see you here.  This is such a great resource for anything RE related! My only advice would be try not to get "analysis paralysis" and make sure your meeting up and getting out there as well and taking some action!

Why, if I may ask, are you avoiding traditional financing at this point?

Both seem like excellent ideas! I really like the idea of creating credibility etc from blogging!

I have recently been working with InvestorCarrot and it has been fantastic! They are very helpful and the knowledge and resources that come from there are awesome and priceless for the price! 

I would say that whatever you do, do it big and stick with it! Don't give up and get out there and make some friends! Get out there to help others, your community, your family, and lastly, yourself.

Think big, achieve big!

@Drayce Moore Find a mentor, hopefully one locally. If not, BP is like a virtual mentor! Join in on some local REI meetings. Ask questions but try to bring value to them as well. Listen to the BP podcasts and I recommend Wholesaling INC as well. Take your time. Doing it right and making sure you can bring value to your clients will make all the difference I feel. Don't come up with bad deals to investors as you will quickly gain a bad reputation. This is a people business, so take your time and build relationships! Do your research but don't get "analysis paralysis" and most importantly, never give up!

Hey @Gregory Bentley! Welcome to BP!

I agree 100% with the acquiring of loans before the leap into full time. There is always creative financing of course but the easiest path is definitely the conventional way. I once had a career in oil and gas as well, and it would have been much easier to gain loans if I still did. At some point I may have to reenter the workforce to some degree in order to move forward. 

This is definitely a people business and glad to see your on the right track with making friends in the area. BP is a fantastic start! Definitely check out the podcasts and browse the site! Glad to have you here.

@Mark Ferguson AWESOME! Well done sir. This emphasizes the importance of a great team and perseverance in the face of failure and disappointments. Everything is a lesson in life and I feel like this rings true with all things RE. I love the goal of another Lambo also, those are the things that keep us laser focused. When I reverse engineer my business plan it happens to start with in a garage full of exotics! Let me know if there is anything I can do to help you reach your goals quicker as I am a local in the area.
