Hello! Looking to build a single family home with an ADU in Downtown Wilmington, NC. Anyone seen a house/ADU plan worth sharing? Looking for a historic cottage look to fit the neighborhood and matching exteriors. May develop and sell or keep and rent. House would be a 3/2 approx 1800-2500 sq ft and ADU can be up to 1200 sq ft.

Extensive experience in Historic Renovation of Wilmington NC. Purchased the oldest surviving structure in the city and did FED/NC Tax Credit restoration, full renovation, then leased it and sold it!

@Frank Rolfe, thanks! We do not have gas so I am looking into some electric space heaters, thinking one per room, just want to find the safest cheapest most effective one, appreciate your feedback!

Anyone have experience doing a bulk purchase with some sort of suitable heat source for a mobile home?

@Frank Rolfe, thanks sir, indeed, I have 61 spaces but only dealing with 38 titles for now, I am in a different city and have a professional MGT company since we dont have an onsite office, working on a good local park manager to handle this stuff but for now my current company doesnt do this type of stuff so working on a plan from afar

Anyone have any solid pointers for getting tenants to take title to the home, messaging, logistics etc? We are trying to turn over 38 titles to tenants and switch to lot rent only, we are encouraging them to take some pride of ownership etc etc but I feel like I need someone local to logistically go and talk to everyone individually and handle the discussions and ultimately the paperwork, any advice? I wish there was a subcontractor to handle this entire process, is there? Thanks!

Hello BP! Anyone have any advice on doing a hardcore securitization of a mobile home after eviction? We change locks and use sheet plywood but it seems like as soon as we evict someone the windows get smashed and people break in to vandalize. Any thing work better than this? Would love feedback, thanks!
