Mobile Home Titles and Transfer to Tenants

Anyone have any solid pointers for getting tenants to take title to the home, messaging, logistics etc? We are trying to turn over 38 titles to tenants and switch to lot rent only, we are encouraging them to take some pride of ownership etc etc but I feel like I need someone local to logistically go and talk to everyone individually and handle the discussions and ultimately the paperwork, any advice? I wish there was a subcontractor to handle this entire process, is there? Thanks!
