Ever heard of "Agent pro"?

Question

I was listening to episode 39 of the bp podcast with Seth Williams and he said he used this company for leads lists for $18/month but I couldn't find it searching the internet and for some reason I can't post in that forum for the podcast. Anyone know what he was referring to? Maybe I heard it wrong.

@Kris Milster Thanks for the TaxSys tip. I just googled the program and it seems that there are quite a few counties here in Florida that use this. I definitely need to familiarize myself with this, especially since this is our target area.

@Seth Williams Thanks so much! Not just for your immediate response, but also for all of the great content that you provide for land investors!!! I totally get what you mean about the info needing to be current. Essentially, it's not just about getting lists, but also acting on it right away and sending out postcards immediately. We just got our first list yesterday and are preparing to send out our first mailers on Monday. Taking the plunge for the first time is exciting and nerve-wrecking at the same time.

@Rick H. Property Radar has great reviews, would be great for ventures in the Western USA. Hopefully they'll expand their search area throughout the entire USA.

My votes is for using Property Radar.

Much more and better information for $59/mo. for the top version.

I love the "explore" feature that I can use while the field. It has a geo locator not only recognizes the property I'm standing in front of but info about lot dimensions, estimated ARV as well as open trust deeds and basic title history

@Laine Hadnott - you could give ReboGateway a try. From what I saw of their system, they've got probate data in SOME (but not all) counties in the U.S. If you know which county you're targeting, I'm sure you could give them a call and they could tell you if this data is available in your area.

Hi @Clarissa Ferrell - if you're looking specifically for a delinquent tax data, your best bet is to get your list directly from the county. AgentPro247 provides this data in some areas, but not everywhere - and even in the areas where it is provided, some of the counties don't keep this data as current as it should be.

When it comes to delinquent tax data, this information needs to be current because it changes every day. My primary use for AgentPro247 is property research, but when I need a tax delinquent list, my preferred method is to get these directly from the county office (a process I explain more in the blog post you shared above).

Working directly with the county can definitely bring some other challenges into the mix (it's almost never as easy as ordering your list from a data service), but when the data must be current and accurate (as it does in this case), it's hard to beat the quality of data you'll get from the county.

If you're trying to create more of a generic list (one that doesn't include tax delinquent data), AgentPro247 probably makes more sense to use, because it's relatively cheap and the lists are very easy to work with. It's great for many different list types, but I wouldn't say it's always the best option when you need to filter specifically based on delinquent taxes.

Hi Clarissa

I am using a mix of AgentPro and the county websites to find the info necessary.  If you look at Florida counties most of them use TaxSys so its really easy to navigate another county once you figure the first one.

@Seth Williams Do you know how often the tax defaulted section on AgentPro247 is updated? Also, is this your sole source for tax defaulted land, or do you use it in conjunction w/ lists from the county treasurer's office?

Good Video, but l I (jumped right in on faith) bought this  thinking you can pull Probates, but A 247 says you can't. I wish I had done the trial instead..

So with that being said, anyone know a good program for Probate Leads (reasonably priced)?
