I'm looking to buy a 52 unit complex but I do not have the down payment. Nor do I qualify for traditional banking requirements. I was thinking to offer the seller 100k cash then he finance the balance of 3-5/30 amortization. Then I would add value then refi (I will ensure the seller allows me to refi within the contract) the funds for the refi should cover my balance. The 3-5 yrs payments will be the interest we agree upon. What's are your thoughts? I look forward to hearing from you soon.

Do any of your programs allow the seller to carry a 2nd mortgage in an effort to bridge the gap of the LTV? I have 13 sellers willing to do seller carry back, with apartment size properties. I look forward to hearing from you soon.
