Get educated on the wholesaling side. There are plenty of tools here on BP that"ll help you. Also, find someone who is already wholesaling (mentor) and get connected.

@Yomato Ugo Banks usually loan 3 times your earning for a mortgage. If you are seeking 700k minimum with generating 45k (x3), that is the reason for the rejection. Even making 80k wouldn't get you 700k. You would be looking at 233k/yr for 700k. I would connect with some members on here in the Bk-Ny area and pitch what you are trying to do. The advantage is that you do have some accessible funds.

Follow your heart and use the tools around you (BiggerPockects etc.) as a guide on your journey! I encourage you to get on here daily and connect with some locals. Tons of great information on BP and check out the podcast! Blessings!

@Tyler Bushey It makes since to get the deal under and then go back for a lower price if need be.

@Jennifer T. Wow, nobody had keys except the tenants!!! That explains alot, like you said the seller checked out. Im sure it was a burden for him/her to manage. Kudos to you for placing the contingencies and scoring the property. Defenitly keep me posted on the progress.
