With an expanding rental portfolio and next step to focus on Multi-family, it seems to be a better idea to hire a professional Property Management company to mange my rental units. Most of my rental units are in Western suburbs of Chicago and looking for a professional, experienced and reliable property manager to handle that. 

Would appreciate recommendations from experienced BP members/investors.

Will also appreciate any thoughts, suggestions or precautions I should be taking before hiring a property manager.

@Atul Mohlajee...that makes sense...I also have my all rentals around the area I live in but now I started thinking being more open to other areas (and may be out of state) for better opportunities  and better cash flow...

I always thought about Forest Park but not yet invested in there so far... 

how is the market around Forest Park???

Agree with @Robert R.

Mortgage brokers can offer more options and make it work...I tried many times and never made it work with banks.... 

I don't have experience with Credit Union and Community banks though....may be I should try that...

@Dave GrimsonThanks for the quick response.

They are asking for 9 month lease with an option to renew the lease on month-to-month and I am good with that.  My only concern is that they denied to sign on the lease as a guarantor and said that they will give me Payment Commitment letter, not sure what exactly it means.

also, I ran credit-background on applicants and their credit is not so good so just wanted to make sure I am not getting into any complications....

in your case, did they sign as guarantor or how did you make sure that you will get paid on time???

Hi,

I received a phone call from ALE Solutions and they want to place their client for a short term bases and they are ready to pay premium (35% above the listing price). I find it attractive but they are suggesting that the occupant (policy holder) will sign the lease and ALS will provide a Payment Letter of Commitment. I am not sure how reliable are such agencies and it is okay to work with them. Anyone who worked with ALE Solutions????  will appreciate thoughts...suggestions in this regard.
