Hello,
I am closing a foreclosed property from Hubzu in Will County, IL. Property is occupied and I knocked the door to say hi to current owner. She seems to be difficult to work with and told me that she has no intention to move out. In the past we purchased such occupied properties and managed to work with tenant by offering cash for key. However, this case seems to be different situation since the current owner is not easy to work with. Seems that I will need to go through a formal legal eviction process and will need an experienced attorney.
Having said that, I will appreciate anyone can recommend an experienced attorney in Will County, IL.

@Adrien C. @David Hedges @Francisco Alzuru Thanks ... I agree with Adrien on Property Boss. I am working with CAPS they are ok but maintenance cost is super high...they won't let you make money...I will try Vilgar (I believe, is the same guy used to work for PB)...

@Chris Martin, that's a good point.
yes, as per their letter they are asking "...To ensure continued coverage for the property, it is important that the name on the insurance documentation is the same as the name on the Mortgage Deed and/or Note.." I hope the updating the name on the insurance policy will resolve this issue.

@Mark S. @Chris Martin thanks very much for your inputs. Mine is a two member LLC (with my spouse) so per Mark's note, I believe, changing my insurance policy with mine as primary and my LLC as additional insured /additional interest would be a good option.

Hello BP members,
Came across this interesting thread and since this is quite old, calling out few of the members. I understand that there are multiple examples where lender activated DOS. I' am in slightly different situation though. I transferred my properties from my personal name to LLC 2-3 years ago and everything was going fine until now. Recently I changed my insurance provider and my mortgage company noticed that primary insured is my LLC and my personal name is showing up as additional insured. They are asking me to have my personal name as primary.
Not sure what would be the implications If I change my policy and put my name as primary and my LLC as an additional insured. Is it ok/safe/recommended to have my name as primary and my LLC as additional insured ?????
Will appreciate any thoughts...
