Rochester has a steady loss of population and jobs.  DMV area has growth in population and jobs. Just an observation.

Look up @Brentin Hess he is around your age and making things happen in Baltimore.

Save up enough for 3.5% down on a 5 bedroom house after college and rent to a bunch of other cool young people. (House hacking)

Pick a degree with a quick path to six figure salary so you have more money to invest.

TSP is not a pension. I would never touch my pension. I would use a TSP loan if I needed, but I don't.

I have a few townhouses that are in a condo HOA and I am quite happy paying the fee and having all exterior maintenance not be something I have to think about.

The fee is reasonable but I assume fees in NJ are higher or even dealbreakers.

I want to build a 300 unit college dorm style building, with tiny rooms and communal bathrooms, as an affordable rental for millennials instead of moving back in with their parents.  Once I scale the business I’m projecting 2 billion a year.

@Graham Dersley There are deals to be found in Silver Spring.  Have you researched Baltimore, which is almost local being in SS.
