@Jeremy K. you dont have to form an llc in the state that the property is located.  Seems like you’re working under that assuption.

Plenty of good options available. My only comment would be who cares about living near the purple line do you know a single person that is trying to commute to New Carrollton?

To much analyzing is newbieland just set your criteria of neighborhoods and rent to value 0.8 - 1.2% and buy buy buy til your rich
