Save your money, no appraisal needed, list at the higher amount, you get full price, yay, you don’t, drop to his price after 14 days.

 Yes just signed contract today for toledo duplex for 67k.  Six plex for under 100k sounds to scary for me but best of luck with it.

I look for retiring landlords selling portfolios and cherry pick the one or two best in the group. Paying all cash to make it painless for the seller.

Is this in an F class area? The seller will patiently wait for you to get financing because nobody else will touch it with a 10 foot pole.

Cleveland already has McDonalds (Wise) and Burger King (Smartland) what are you going to do thats better so people will want CM Burgers?

The concession was for repairs, not to cover any kind of deposits. This amount wouldn't even cover the deposits as the deposits total up to $1,350.

Does anyone have any tips on how i can get the tenants deposits back so i don't have to fork this over out of pocket? I'm already looking for a lawyer just curious if anyone has any ideas.

$20,000,000 in assets is nice but remember you need to 10 x your goals so that would be $200,000,000.
