$20,000,000 in assets is nice but remember you need to 10 x your goals so that would be $200,000,000.

your saying what You need.  Try phrasing it as what value you are offering a private lender.

Hell yes i'd buy a duplex in a path of progress area that rents $2,600 for $270K

Check out Raleigh, NC should have similar or better numbers than your looking for in terms of purchase price and rent amount.

I think its reasonable to expect appreciation long term in that area but not 10% a year lol.

 Columbus is priced so much higher than a lot of other stuff in the midwest. Turnkey providers may be few & far between in that market but I'd imagine you'd be able to find a bunch down there in Cinci.

 Why is Columbus so much higher?
