This is not a numbers only consideration there has been a death in the family and a sister in law to consider just do whats best for the whole family.

Not sure how investing in other peoples flips would generate passive income for you to retire therefore starting with turkeys sounds like a better option for you

I'm in the Washington, DC area and I've been interested in going turnkey for a while to get out of self managing properties, and to get higher cap rates.  Enter the Real Estate Dingo and his Ohio Cashflow team.  I purchased two houses since they're so inexpensive in the midwest.  The process was very smooth, and he answered all questions along the way. The properties are in solid areas where you can see a good pride of ownership. They rented out fast after renovation at the expected amount.  Communication is as easy as reaching your girlfriend you can text, email, call any time and expect a prompt reply.

Sounds like your emotionally attached to the Houston house? Just sell it and boom you have money for turnkey.

Rust belt will turn around eventually but you’ll have to hold through the next recession plus another 5-10 years.  But why not hold if it throws off good cash.

@Jeremy K. you dont have to form an llc in the state that the property is located.  Seems like you’re working under that assuption.
