@Andre Taylor-Domville I definitely understand your frustration, I just purchased a house hack in maplewood NJ and my property taxes went up by $2-3k per year. I think you're doing the right thing by seeking legal assistance, I believe there is a formula they follow and should let you know if you fall within that threshold to take that case on or not (I did this for a North Bergen multifamily i bought back in 2019, unfortunately it wasn't successful lol).

@Sean Prato I used eco real estate - online night classes were important. Answers to the tests they provided can be found online, not the best though to just rely on the class for the state exam from my experience. You would have to do self studying for sure.

Happy Monday to All!

My wife and I are planning to start work on a 2 family we just purchased this year, architect drawings to be complete and all. Reason for the post is we want to see if there is an existing inventory checklist out there for bathrooms, kitchens, and finishing a basement (we are new at this so just want to be proactive vs reactive in addition to budgeting as best as we can).

Work:

1) Adding net new full bathroom & 2 half bathrooms

2) Gutting old Kitchen and creating net new kitchen (Open concept, sink & DW in the island etc.)

3) Finishing the basement (about 800-850 sq ft of new living space)

Appreciate any and all responses!

@Eric D. I would love to hear suggestions as well.

Eric - my wife and I just moved to Maplewood (purchased an off-market 2 family, shout out to @Darren Sager) but right now I feel as the industry is rapidly changing, cash flow is not what it used to be and investors are leaning more towards appreciation vs cash flow on their purchases.

One thing you could do but could require more time and patience is network with wholesales or investor minded agents and specifically talk about off market value add work. Would have to get creative on how to get deals (let it be known around the community and your frequently visited places what exactly you are looking for).

As my wife and I are looking into out of state markets to make our next multi-family or STR purchase, we created a super high level analysis across the US to identify markets that are growing from the perspective of home values, rents, and population growth( from.


Data sources are from Zillow.com/data, US Census Population growth, and ZIP code data sources (example within tabs). Since I cant attach the excel workbook on this post I will leave an image of the analysis to see if this interests anyone. If so message me and I am more than happy to send it via email.

Again, this is super high-level and maybe this is already available in a centralized location somewhere, but wanted to contribute where i can so feel free to take a look or share, hope this helps someone out there on their RE
