@Steve Moody thanks for this information.  I'll try my best to make it to this meet up. I know this is redundant because I remember this being asked on one of the more recent Podcast. But for the sake of other newbies who might catch this before getting to Podcast 1...Seventy something..Are there any suggestions to other new investors who might be interested in attending, on how they might approach experienced investors/developers to seek out advice/network without looking like a fool? I know for myself, it would be terrifying to walk up to @Jay Hinrichs because of his success and the characterization I perceive of him through the forums. No offense, I'm just scared of you. In fact, it's because of you I began my course studies to get my Real Estate License just to Wholesale(I'm aware it's not needed, but I want to show my buyers I operate ethically & morally)

 Any more information would be greatly appreciated.  Thanks!

@Nicole Martin If you wholesale it, wouldn't you just use transactional funding to pay for it? As long as the flipper sees you eye to eye on the ARV and repairs/updates numbers come out the same? I'm curious cause I'm a newb. I hope a seasoned investor sees this post and replies. Good luck!

Are there any local investors, agents, lenders, attorneys and/or general contractors willing to divulge information pertaining as to what type(s) of property they might be interested in buying/working? What REIA groups are you guys/gals attending, if any? I've gone to two Northwest REIA meetings based out in Portland, OR. This post would serve other lazy investors looking to network with like-minded individuals.

Hey! Any relation to Tom Dordan? I play golf with him at Cedars.  I'm new to investing and kind of going through the same things you are.  I just sent out a couple dozen yellow letters in the Vancouver/Battle Ground areas.  The message was pretty much the same, using a scanner/printer combo.  The way I gathered name/zip codes was pretty simple.  After I gathered the addresses, I went home, jumped on Zillow, typed in the address, went down to the tax assessment at the bottom of the phone app, looked at the county assessment, and voila.  There, you'll find out if that address is owner occupied or rented out.  They'll provide you with the mailing address of the owner and the subject property address with zip code.  This might be the long way of doing things but this is how I figured out how to do things.

As for buying a list from sites like ListSource or whatever...  There are YouTube videos of -how to- do a basic Absentee Owner list.  Without going into too much detail on that, I was just quoted for a list for all of Vancouver, with the criterias favoring wholesales, Loan to Value >40%, Age 45+, SingleFamileResidence, and maybe 2-4 units...  It ran me about $314 with a discount.  It's double the price because I clicked on multiple uses.  

Don't take my word for it though, I'm learning on the go.  BP is resourceful, and full of investors who have been there, and have done that.  I was just trying to say hello cause your just down the road. I hope you get some leads!

@Ben Browning thanks! What kind of investing do you focus on? Have you done any deals?  I've gone to a couple NWREIA meetings but mainly to network.  The topics of discussion were Owner Occupied Rehab Financing & Closing the Deal.  If I can be of service, feel free to contact me!

Thanks for those links! I just finished another free book by Phil Pustejovsky, "How to be a Real Estate Investor". 

I admit to purchasing a kit by... (not sure if I'm able to say) but they provided me with contracts, training videos, marketing techniques, and more. I found myself skipping a few important steps and cluttering my Dropbox/Google Drive. Now, I'm taking things a bit slower to make sure I'm on the right path--Setting up an LLC, webpage, networking, etc.

Lol. My fingers are tired from actally handwriting the letters as opposed to printing.  A printed MASTER wouldn't of conveyed the message I was relaying(at least in my opinion).  I will definitely let you all know how the yellow letter works out.  I drove the Greenbrier/Hazel Dell area, so who knows how that'll turn out.  I'll be at it again all week!
