Duplex Clifton Heights

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Clifton Heights.

Purchase price: $225,000
Cash invested: $110,000

Value add duplex I purchased 8/5/22. It was dated and under market rent. I gutted both kitchens, one bathroom, new plumbing, floors, and paint. I bought it with a 25% down conventional loan, that's why cash invested is so high. Rehab was about 40k. All in 110K. Currently owe 165k and its worth 325-350k range. Plan is to hold it for quite some time. Monthly cashflow is $1150.

Student rentals in Chester PA? I had to google this.. Is this near Widener University? I always thought Widener was in Delaware.. wth

 The main campus is Chester PA and then they have a Law School campus in DE.
