@Jim Viens How did this lead turn out? I got a call last night and the house is in a similar situation. Looks to be a complete teardown with newer construction all around right next to downtown Houston. My initial thought was to see if I could get the house under contract and market to developers in the area.

0% chance of getting leads by not mailing. Keep the same routine. If they are motivated to sell, I doubt it matters if its the holiday season or not.

Congrats on taking action. I started my mailing campaign a couple weeks ago and gotten my fair share of "take me off of your list" calls. One lady left a nasty voicemail saying that she was going to sue me for harrasment because her and a bunch of her neighbors keep getting letters from "people like you". Anyway, I've saved the voicemail so I can listen to it in the future, it's quite entertaining.

I bought my business cards from vistaprint and am very pleased.

I agree with the Marketing approach since I'm current ramping up my marketing campaign right now.

Right now im targeting probate and tax delinquencies.
