I thought it was an "Onion" headline, but it turns out that our Cheeto-in-Chief wants to send $5000 dollar Stimi-checks again, ie direct M2 inflation like he did in 2020, this time to every American "household", about 130 million of those. But now under the guise of "returning the waste and fraud to the American people." This would be about 650 Billion dollars one time so far.

This could certainly potentially worsen inflation again, remember he caused the recent 2021-22 inflation by printing 3.4 Trillion no one needed, followed by grandpa Biden adding his own 2.3 Trillion or so, though he may not remember doing it. If we get a second inflation bump now with a weakening Europe and Asia, he may just bring on the next recession, and that won't be good for CRE at all.

Last week's CPI print was awesome. It showed a headline core CPI of just 3.3%, but as we all know it's housing component is 36% of the number and it uses an antiquated sampling system of owner equivalent rents O.E.R., that is 1 year old data and bad data due to methodology. If you instead put in actual current Rent data, which is much lower, the core CPI is currently 2%, which is the putative FED ie New Zealand target. As future monthly CPI reports print, wall-street and the US treasury market will then trade on this, thus continuing the fall of the 10 year yield, likely to upper to mid 3s, lowering mortgage rates/cap rates. Now the guy who "knows the best words and went to the best schools" is threatening all the pain that we have endured from the FEDs Rate-pocalypse in 2022.

I'm still hoping mainstream media picked up the story from the "Onion" and it's not true. Didn't he and Herr Musk tell us we needed to decrease the debt and deficit? Maybe use that 650 Billion to pay down our credit card balance which is rising at 1 Trillion every 95 days and perhaps then the Bond market would take our own country seriously.

Maybe Trump and Biden and their rich friends actually want to subject our middle class to a permanent state of Penury, by engineering inflation at every chance?

I have mixed feelings on this.....part of my brain says to take that money and pay down the debt, that's what I would do if t were my household finances...but then, what a brillant political move to send everyone (well they're saying only taxpayers) a check for a few grand. If I were going to be really sneaky, I would give everyone a little something, imagine the goodwill that would spread.....

It's hilarious.

If Trump RETURNS our tax payment's that were recaptured for whatever BS spending attempts, he's a bad guy.

Yet if he did all this and DIDNT return it, he'd be labeled a thief and bad guy for keeping it.

COVID happens and world is in panic, shuttering the entire economy per the demand and directive of ALL in government especially the D's...... And Trump is a bad guy for the $ sent to help get people by. Yet Biden is a savior for doing the same thing......

Trump bad on deportations, Obama great for deportations.......

There is literally NOTHING Trump or Elon can do right, NOTHING.

Do these lunatics think we are blind to this BS setup? Do they really think us so dumb that we can't see what's right in front of our faces?

Find corruption and insane waste in Gov spending, now your a bad guy....

How did we get here?

How did we get to this point where people literally don't care what's done, however good or bad, that the ONLY thing that matters is what club there a member of?

This isn't division, it's derangement

Picture a person in court for charges of murder and the jury says "yeah yeah yeah, evidence schmevidence, but who did he vote for?".

That's the exact insanity people are using now. W-T-F....

M 7:2-3, M 7:12

1. Nobody voted for Elon, so he has no business mucking around, period, especially in our private data, nor in government systems.

2. As for Trump wanting to give money back to the people, you will find that the people he wants to give the money to aren't the same as the ones who sent the money in. Trump's tax cuts -- which he wants to extend -- are heavily biased towards the top 1 percent. Then there's the small matter of deficits increasing under Trump more than they did under Biden.

3. Assume the spending cuts are made and money saved -- pay down the debt. Better yet, let the tax cuts expire and use the extra revenue to pay down the debt and build productive infrastructure. You will find that that was Biden's plan. Trump wants to crate the economy and direct money to the rich.

This whole propaganda of "Nobody voted for Elon" is just obnoxious at this point.

Did anybody vote for your mail carrier?

The President is the flipping PRESIDENT, as in head of the dang government. This nauseating concept that the President is just a figure head who's supposed to actively run nothing and EVERY federal manager or advisor requires a National vote is REDICULOUS.

And every American not infected with derangement syndrome acknowledges this and keeps shaking there head at the "Karens" and there fake freak-out on this demanding everyone join in there temper tantrums.

Do you not notice how the vast majority of the nation is NOT with you on your karen-campaign?

Do you not notice the vast majority of the country saying "give it a rest and let them do there dang jobs"?

This wasn't some post election day switcheroo, Trump literally PROMISED us, the American people this, EXACTLY this. For month's telling everyone, campaigning on it. And the people spoke! They voted FOR THIS.

So what your doing is literally yelling at people saying "OMG, aren't you MAD, there doing exactly what they said they'd do and what you asked them to do! HOW DARE THEM!"....

When you buy a plan ticket to Dallas, and land in, Dallas, do you get out and yell at them "How dare you take me to Dallas!"....

As for Biden's plan..... you are aware it was Biden who extended these tax cuts.

You need to step out your propaganda bubble my friend. Stop regurgitating what some talking head is telling you to think things are and instead read some actual facts of stuff.

And when you can show me $ actually being sent to a 1%er and nothing to the rest, then I'll listen to this BS broken record. This is the exact same BS propaganda that's been said literally Trumps entirety ever in office of "OH NO he's gonna....." and it NEVER happens. NEVER!

Gonna make WWIII with N.korea.... never happened.

Gonna make a great depression.... never happened.

On and on and on and on.......

Were not listening to the BS anymore. We fell for it and got a geriatric bumbling moron and his cackling parrot that literally f'd off while unknowns ran the place and sold we the people down the river.

Everything literally EVERYTHING was worse. Except for that 1%.......

"This whole propaganda of "Nobody voted for Elon" is just obnoxious at this point. Did anybody vote for your mail carrier?"

. . .

"And when you can show me $ actually being sent to a 1%er and nothing to the rest, then I'll listen to this BS broken record."

===========================================

My mail carrier had to go through a background check, pass a civil service exam, has limited duties, and isn't demanding access to complex computer systems that he doesn't understand and view sensitive, personal data.

BTW -- Biden didn't extend Trump's tax cuts.

Not even a nice try trying to move the goalposts -- Trump gave a pittance in tax cuts for the regular people, and the vast majority of the cuts went to the top 1 percent. -- Which is why you tried to change the goalposts.

Trickle down has never worked. Didn't work for Reagan, Didn't work for the Shrub. Didn't work for Trump even before Covid. Those cuts don't trickle down, and they don't pay for themselves.

The only one in a propaganda bubble is you, James. That's fine, but stop making stuff up and stop making false comparisons.

You can't seriously be that daft......

Elon Musk, founder of PAYPAL..... Dude, PAYPAL. P-A-Y-P-A-L..... Do I need to spell it out in crayola for you of what access he has forever had?

Not to mention SPACE-X.... Elon literally holds a Top Secret USG security clearance level. This is the guy the CIA calls when they need whatever sent into space.

But yeah, I'm sure you right that the guy who controlled PAYPAL and Space-X is not to be trusted with your address, because ya-know that's some super secret stuff nobody can get with a freakin google search......

So Biden didn't extend Trump I tax cuts..... What color is the sky in your world? Was Biden POTUS for 4 years?  Are the Trump I tax cuts still in place? This isn't hard math here buddy....

If Johnny started with 1 apple, and still has 1 apples, how many apples did Johnny NOT eat?

3) And giving the rich more money generally results in that 'trickle-down' effect, which the left denies, but in real-world experience actually is true. I've experienced it everytime myself. So have you, ya just never realized it....Bidens plan was to soak everybody to pay for his failures...

If the sentiment is "gotta get our fair share" that would be a vote for a significant tax CUT to the top 10%.......

Facts vs feelings..... it's a funny thing isn't it.

Funny how you left out the part about how the top 1 percent's share of income increased far more than their gross tax payments, James. Why is that?

The chart speaks for itself.

As for the tinfoil grafted to your skull, you may want to get that checked out by a professional.

Naw man, BS...

1) The vast majority of every President's team are not elected. Hundreds of people un-elected...can you say Dr Fauci? Appointed, not elected, and in charge of not only a ton of money, but also people's lives. And he and his wife profited greatly, which Musk is not.

2) I saw it reiterated this morning that IF they do send people a check, it will be only to taxpayers. This alone wll boost the economy. People lke you forget that Trumps deficits were in large part the result of that pesky thing called Covid that popped up during his administration.

And the myth that tax cuts only benefit the wealthy are simply not true - their percentage of taxes paid actually went UP after the last tax cuts.

Elon is getting $8M per day in tax dollars, while cutting government programs that cost much less than that per year. And he was not elected. The programs he's cutting employ a lot of good people and provide a lot of good services to the country. Has anyone seen the letters that federal employees are getting? These were not written by government employees and are insulting to good people who provide civil services. They say "stop being lazy and find a real job in the private sector". It's absurd and unjust. I know for a fact that Elon is a con man from when I worked in the solar industry, his solar company was a total scam and gave the whole industry a bad name. Trump also has a history of scamming people (Trump University, his charity, all of the contractors he never paid, everyone who got the short end of the stick during his multiple bankruptcies, claiming $70k tax write off per year on his taxes to do his hair, his company was found guilty of fraud, etc.). It's a con job by two of the biggest con artists in history. People are still worried about Hunter's laptop or Hillary's emails when the conspiracy is right in front of us. Like I said earlier, these two will be the world's first Trillionaires while the rest of us suffer.

Ok, this Trump Derangement Syndrome is way outta control now. How about some FACTS and TRUTH OF CONTEXT for this:

Yeah, what an Evil Guy Elon and Space-X is charging the US $8m per day for what was $16m+ per day.......

"HOW DARE YOU SAVE US MONEY ELON!!!!!!!!"

Get out of you propaganda bubble Steve and read some facts. Stop being a tool used by those with nefarious reasons. You’re better than this Steve. You’re smarter and better than this.

You don’t think Elon is a welfare queen?
You’ve obviously fallen for the con. I know for a fact Elon is a con man from insider information. Whenever his solar company was about to go bankrupt (because it is a crappy company with bad products and terrible customer service, just ask anyone who ever needed one of their solar leases transferred to a buyer during a home sale or needed warranty work done), he’d launch an “exciting new product that will revolutionize the solar industry”. My friend was the head of the new products division there and Elon would just come up with these random new product ideas the night before a meeting with investors while pulling an all-nighter (on drugs btw) then order my friend to put a big marketing presentation together quickly, literally using Hollywood movie sets and actors pretending to be satisfied customers when the products were completely fake. Stocks would go up after the presentation, all based on lies. The product would never come out or even begin being developed, 100% smoke and mirrors. He does this with Tesla all the time too. Stocks will go down based on missed earnings reports and Elon will just announce some new shiny object that is “coming soon” to pump the stocks.  Like the Optimus Robot that is supposedly autonomous and coming to market next year, but was actually being controlled by humans with remote controls at its launch party. Just to pump the stock up. How much do you want to bet the robot will not be for sale anytime in the near future? The cybertruck and autonomous driving are also examples of products he promised many years before they were ready just to pump stocks. The stock prices of all of his companies have always been out of whack with their P/E ratios because he’s the world’s best conman, second only to Trump. Nobody voted for him, and now he’s firing thousands of federal employees. Watch crypto closely, this is how those two will become the world’s first trillionaires.

Wait so you’re telling me literally the night before a huge meeting. He would get hyped up on drugs. Then basically in the middle of the night would come up with this marketing plan. Then get access to Hollywood sets and actors write a presentation and market this to some of the most successful people in the world. Jane and Jack Doe don’t get to go to these meeting. Then you are saying these successful people and investors would be completely duped by a drug fuel marketing ploy that took less than 24 from taking the drugs, to coming up with idea to setting up a Hollywood studio to filming it with actors. If he can pull all of that off that is the greatest exhibition of effecianicy I’ve ever seen. That is truly amazing. Maybe he should be in charge of DOGE wasn’t a big fan of Musk till you put it that way

Steve, seriously, what the hell is the deal with your Musk Derangement Syndrome????

Here is so truth bomb's for ya. My background other than Real Estate is in Engineering, specifically Manufacturing Engineering.

All this shade your throwing about solar shingles, well guess what buddy, you'll have to add Owens Corning side-X-side with Elon on this because it was a parallel R&D. I know because I was involved in it with O.C..

Fact is when your trying to develop and implement such a ground breaking innovation as solar shingles, it's not a simple or easy thing. Everything can look great on paper and in theory and than in real world application unknown unknowns happen.

Do you have any idea how much roof space is in USA? Do you have any idea the energy draw of USA? It was a simple and brilliant concept that the energy industry & roofing industry fought tooth & nail.

It is not a scam to have tried and failed.

This is Preston Tucker all over again....

Quote from @Paul Azad:

SUPPLY

"About 2.6 million Baby Boomers die each year, but that number is expected to increase to nearly 4 million by 2037." And a total of about 3.3 million Americans in total die each year. Likely most are over 40 and more likely to be homeowners than younger people percentage wise. Boomers are largest demographic co-hort in US history. Also a buddy of mine lives in a mythical city called Austin, where he swears while sober, said he saw guys 3-D printing houses, well foundation/walls etc. I have not looked into this but, if process ramps up, could cut construction costs, time to market and massively increase supply, too.

DEMAND

America is decreasing it's previously Laissez-faire approach to immigration.

So population decline either with Celestial deportation or with a more southerly route may not be good long term for housing market?

3-D printing for homes has LOOOOng been around and being fiddled with. Literally decades now. Have you seen any huge impact from 3-D home printing yet? No. It's an interesting idea that still hasn't landed any significant changes.

SW is about the only place we can do it so that's where all the R&D is located by the daisy-chain of those trying to evolve the tech to something of viability.

For now it's still a novelty more than anything.

The recent leaps in pre-fab builds is the spear head of things. BOXABL is a standout leader in this segment. That is where your most likely to see any significant disruptions come from for any radical shift in how housing is built.

The mainstream narrative/masses are almost always wrong.

Anyone recall peak scares? lol

Here's what's going to happen in the coming years, and it will happen sooner than most people expect.

AI is going to unleash insane progress in biotech and drug discovery. We are going to see gene therapies and new drugs come to market at the fastest pace in history.

We are going to solve problems that we only dreamed of solving.

All this will result in grossly extended health spans and lifespans. As a result, population shrinkage worries will work themselves out as more and more people live longer, healthier lives, are able to have children later in life, etc.

The reason there is a chase for the new drugs (ie profit $$) is because you can't patent natural cures.

Most problems we encounter in the medical field are self inflicted by what we eat and drink. GMOs are not the solution.

Actually, people are going to realize that drugs are not the answer. A clean food and clean water source are. Shots (injections, pills, compounds) have terrible unintended consequences. But, it will be too late for some.

Those who recognize that we are more than DNA and body parts will take themselves more seriously.

Putting air into a basketball that has a hole in it will keep the ball inflated only as long as the air going in is faster than the air coming out. AI can not make the air go in fast enough for the human body.

Of the 20 pills my mother was taking, 10 were to counteract the negative effects of the others. Pretty clever, make products with a side effect so you can also sell the solution to the side effect.

You're thinking too small. And I don't mean that in a demeaning way.

You cannot naturally cure cancer. Just go ask Steve Jobs.

And that is just one example. I am talking about solving degenerative disease and either grossly extending lifespans via slowing the aging process or completely eliminating aging altogether.

Yes, it sounds crazy. But these things are happening.

Your comment "You cannot naturally cure cancer. Just go ask Steve Jobs."
You can't naturally be a Formula 1 driver. Just go ask Shaquille O'Neal.

Simply because one person can't doesn't mean others can't.

I would list natural and inexpensive methods of "curing cancer" that of course don't make money for the doctor and pharmaceutical companies, so they are not utilized. Information will start to come out over the next little while for those who have an interest.

Search Dr. Wallach - selenium and its relationship to cancer
or

Ana Maria Mihalcea, M.D., Ph.D.

or

Dr. William Makis nuclear medicine

or

Dr. Bryan Ardis, D.C.

or

Dr. Richard Bartlett, MD

or

Ivermectin, “a potential anticancer drug derived from an antiparasitic drug”

Some believe that the root cause of many cancers is the food we eat and the drinks we drink and the chemicals we inject into our bodies "in the name of science". Maybe we should slow down and analyze the effects of the Covid shot for instance like at the HHS https://vaers.hhs.gov/

There are plenty more. These are all solutions that don't require expensive treatment, therefore they are useless to adding to the profit of the hospitals.

I've looked at the current state of AI and it is not impressive. Perhaps, some day in the future it will be, but not yet. You are on an interesting track, we just aren't to a reliable & useful level with it.

He can't fit in the car.
He seems like a nice guy though.

I'd love to meet him, he really does seem like just a great person.

I love what he did with Papa Johns.

Shaq doesn't get half the credit he deserves for his business savvy. The guy is rather brilliant. And charitable at same time. A rare combination.
