My wife and I are getting everything lined up for us to start into real estate. We are wanting to work on flipping houses first and as we build up capital we want buy and hold property. I know there are markets everywhere. We have been looking at moving back to Colorado so we would start investing there. But there are other markets out there that have a thriving real estate economy maybe even better. If anyone has any suggestions that would be great. We are looking to relocate so it would be nice to hear some feedback on some new places. Maybe even locations have not thought of yet.

My primary residence was built in 1894. The foundation had settling issues, back about 30 years ago they jacked up the basement and stabilized the settling. My floors are still not level but it has not moved at all since they installed new foundation supports. For that price I would not consider major repair unless the ARV is high enough to allow for upwards of $5000 in repairs.

Yeah he travels to CO springs and out east for work as well.

I know a good handyman. I will PM you contact info. personal friend of mine lives down in Canon City. I have used him a few times and have plans to use him on my flips down there.

Welcome to BP. I am newer to the site as well. From your post sounds like you have a lot of knowledge to share with everyone on here. I hope to hear more about how your 2014 projects go. I have only done one flip so far and that was my personal residence. I am looking to start flipping houses this spring to summer. My goal is to flip 3 by the end of the year. We will see where we go. Sounds like you have some exciting plans in the works keep me up to date.

I am from CO Springs. I currently live in North Dakota. My wife and I are working on getting our ducks in a row to buy our first rental down in Colorado. I agree Colorado is a place we will always go back to. There are a lot of knowledgeable people on here from around the area there as well. Good Luck.

I agree with Mike's point here. Invest where the numbers make sense. I live in oil boom country North Dakota. Yeah rent is through the roof but the stability is not. I am also looking in southern Colorado for rentals. I am originally from there.

Our family has a rustic cabin up Monarch Pass over by Maysville. I love that country. Kind of off the beaten path, could be a great area. Keep me in the loop on which direction you go with it. We have thrown around the idea of renting our cabin out as a vacation rental.

There is a lot of potential when you start young. You have time on your side but as Mike said qualifying for the loan might be a little tricky at first. We bought our first house just after I turned 21. We talked to a local banker for advice. They will want to see some credit history. We took out a small car loan the year before as well as a a credit card. It is important to build history but not build debt. We were able to get into the house with first time home buyer help for nothing but closing costs down. It is completely doable.

Great way to start having other people pay for your investments. Welcome to BP Denzel. I am from the Colorado Springs area but now live in North Dakota for work. I am looking at investing in Southern Colorado in the near future.
