@Mike Schena I can understand how the spreads can get pretty thin when the houses are so reasonably priced. Definitely something to keep in mind. For rentals the market is great compared to most places I have looked.

We are looking at moving to the market that we are investing in. Would it be wise to invest in a few rentals before relocating to a new area to supplement our income? Or would it be better to relocate, rent for 6 months while you get the feel for the area and possibly do a few flip deals? We really like the look of Ohio for investing.

@Bill S. I really have not thought about adding on to our existing house. That is a great prospective to bring up. I should look into those ideas. I guess the only hold up I have with investing up here is I would have to pay full market value for a place and improve it to make it worth more. The profit margin gets pretty tight when you are paying top dollar for everything.

@Bill S. We purchased our house 2 years ago at $78k. We have been remodeling room by room since. This spring we should be done with what we can do to it. We are having it reappraised then. Our RE agent has given us comps that show our house should sit about $140k now with the improvements that we have put into it. Deals are very hard to come by up here now so we are thinking about taking out a HELOC and continue our REI with that. Does this sound like it is on the right track? Would you do something different?

Right, that is why I am kinda looking else where. Maybe starting out in a more forgiving market would be a good thing. I am also looking for a mentor to possible show me the ropes on a how they do a house flip deal. I have read a dozen books on the topic but I think it would be worth the time and effort see how someone does it in the real world. I have some funding that I am looking to throw into a partnership deal or something for a rehab or remodel. If anyone is interested let me know.

My wife and I are always looking for a new place to live. We have been thinking Colorado because we grew up there and it is a place we will always go back to often. We live in a oil boom right now where the real estate is too high to really find any deals right now. 3 years ago you could have bought a house for $50k that today cost over $180. So investing here further is out of the question right now. I have heard a few times that Cleveland has a nice RE market. What types of industry are in that area?
