@Dave Arbaugh, congrats on taking the plunge into action. Have you thought about asking about seller financing?  There may be a creative strategy where you can give a higher purchase price if they can offer a lower interest rate than your bank.  Maybe bringing in equity partners and you get management fees?  Just a few thiughts

Hit up @Ryann Kluthe for a realtor.  Red key has been good from what I hear but I personally can’t vouch for them and I know they’re being selective in who they decide to work for.

@Matthew Smith, try Cody wragge at citizens state bank.  I haven’t used them yet, but I had a phone conversation with him that they are looking to expand their OMAHA presence and are willing to aggressively refi investment properties.

@Carlo C., yes midtown crossing is a great area, and a bit overpriced.  But what isn’t right now.  You can hit up @Ryann Kluthe.  I use her, and she works with plenty of out of state investors.  She’ll even share in the cost of a mail campaign.

@April Griffith, I have a king two car duplex driveway that I have professionally done.  My bill was $300 for all of February.  You need to have a serious talk with your property manager.  Who is the property management company?  You shouldn’t be paying for more than two shovelings for the same property in one day.  I can give you my guys number if you’d like and you can take care of it next year on your own.  Let me know.  I would fight that bill if I was in your position.

Jonathan,  I’ll piggyback off of Andrews comments.  A good starting point may be the 1% rule.  So if you’re going to get $1700 or so for gross rents, $$170k would be a decent starting point. Again, I would encourage further analysis, but that should give you a good point to know if you’re payment by too much.
