@Michael Lightwood, I agree with both of the posters.  Late fall and winter are best, but you won’t have the options you would in the early spring time.  I’m available if you need me when you get in town.

I would start with a commercial real estate agent.  Not sure they’ll understand how to price the equipment though, but hopefully they’ll have contacts to provide you.

On another note, why are you guys selling?  Is your family interested in financing the deal?

@Sean Roberts, go to Rodney Dahlquist.  He’s done my leases and has served on the MOPOA’s board as well.  Usually they’ll let their paralegals do stuff to save you money that don’t need their pricier expertise.

@Jess Turner, congrats on getting your first investment project bought and underway.  Your exit strategy depends on what your long term goals are.  I default to long term in most cases but that doesn’t always fit everyone’s appetite.  I’ve been investing for over a decade in Omaha and I’m also a licensed realtor. @Rachel K Reiman, pull the trigger as long as you feel confident in your Reno and ARV numbers. The biggest mistake I made when I first started was not buying as much as I should. Again, make sure you feel confident you can hit close to your estimates.

Hey @Kyle Fuller, welcome to the investing world.  There are multifamily opportunities, several currently on the market.  However, you’ll have to compete with other offers.  I would drive around your ideal location, find some multifamily properties.  Then lookup the names of the owners and see if they’re open to selling.  Or…reach out to a great realtor like me that can help you navigate finding one.  Conversions can be lucrative but I wouldn’t suggest it.  They can be a bit more of a headache with splitting utilities and such.  If you have anymore questions, hit me up, I’m happy to help.
