A lady tenant requested that I put a longer drain hose on her dishwasher. This was 3 years after she had been living there. No reason, just thought it should be longer🙃 Since they had paid me over $50,000 in rent in those 3 years I had my handy man go put a longer hose on for her. Now she has paid over $67,000 in rent and no more complaints about the dishwasher🤑

Yes, it’s worth it. I challenged one of our rental property values last year. They changed it from $250,000 to $180,000, which saved me $1,500 in taxes this year. A few years ago the city doubled our personal property value. My wife went to the appraiser office and objected and the lady lowered it below what the appraisal was from the year below!🙃 It is free to ask, nothing to lose on your part.

I’ve been looking for the same thing here in Texas. I haven’t been able to find any bank that will do a mortgage on an investment mobile home. 21st Mortgage will do one on an owner occupied mobile home but not on an investment. It looks like we will have to find private money lenders for these kind of properties. Good luck!

No need to pay anyone to learn the rules. Just google it and read. Every piece of information you need is available FOR FREE on the internet.

As long as the person you are lending to isn’t a disqualified person you can. I wouldn’t do it unless it was a secured loan though.

You should be getting cma’s or appraisals on each of the properties before you buy them. Even though you are paying one lump sum you still need to know what each property is worth individually. How else will you know if you are paying too much for the portfolio without cma’s or appraisals?

Try North American Savings Bank. They do non recourse loans.
