@Corbett Brasington $20,000 for drywall!! Run, we just did a full gut, 100% replacement of all drywall with tape/float and texture for $7,700 with material included on a 3 bedroom two bath 1,400 square foot house just a few miles away in Seguin. The most reasonable thing I see is $485 labor for 11 windows but I would be worried about the quality for that price. The roof price is outrageous as well. DM me and I'll send you a list of good HONEST subs that can help cut your prices.

@Tiffani Alvarez Yes, the team that I have put together over the years that maintain my rental properties and help me on projects like this one that we just finished. They don't work for me per se, they just do work for me as needed. I don't think I can post their contact info on this site but I am happy to share it in an email. Some will work in San Antonio but a lot are just local to New Braunfels and Sequin.

@Tiffani Alvarez We just finished a 100% gut to the studs rehab on a 1,464 sq ft house at right around $100/sq ft. New roof, electrical, AC, windows, plumbing, added a 2nd shower,12x20 deck off the back door, all new interior/exterior doors, tile in bathroom floors and LVT the rest of the house. That $100/sq ft doesn't include the cost of the house and lot and we didn't use a GC, I coordinated it all myself. The ballgame has changed though, we bought all of the material early this year before prices started to rise and supplies ran out. It would probably be a little higher to do the same thing starting now. I'm not sure how much a GC charges so I didn't really answer your question but I hope this info helps a little.

@Bailey A. My tenants coordinate with the electrician or AC guy or plumber directly. These subs are my business associates. We are all in this business together. We all make money together. I don’t have time to coordinate for them. But just to be clear, the tenant has to be home for any repair that is done.

@Joe S. You need to talk to your real estate lawyer and title company first thing tomorrow morning. I have good recommendations for both for Comal and Guadalupe counties if you are interested.

@Blake Ramsden I went thru this same process a year or so ago. You can only finance mobile homes if they are new. I looked like you have and could never find any bank that would do it. I finally found a bank that would give a loan on the dirt though. Try Prosperity Bank in New Braunfels.

@Justin Sullivan I am a retired guy from New Braunfels Texas that has built up quite a team of subs for everything a person needs to build/rehab/maintain a house from the ground up. I freely share my list of guys and gals with anyone. I don’t have competitors, I only have future friends that can use good solid people to help them on their own projects.

@Tucker Cummings Absolutely did not get that impression about you! And it's not just your generation, it's all of our generations. Definitely take the match though. It's free money. I was able to control where my funds were distributed in my 401K and I did very well with it in my career.
