Does anyone have a spreadsheet or tool they are willing to share that helps them analyze your budget vs actual costs for a rehab? I know it wouldn't be difficult to create in excel however I figured I would check with the group to see if there is anything out there already.

Have these numbers changed for you all over the past 7 months? We are having a hard time getting offers accepted with 15% profit, trying not to go any lower however we are getting beat by people willing to go down to 10-12%

Renate Brison I agree with the others, interest only loans have a burned me in the past. Back in 2006 we got into the rent to own market and did a bunch of interest only loans thinking that the tenants would cash us out after a year or two. Obviously The tenants did not cash us out and we were stuck with loans that have no principal paydown 3 to 5 years later during the crash. I would highly recommend staying away from interest only loans.

 Does anyone have any experience with Pat live? I see that they sell their packages as bulk minutes, just wondering what the average amount of minutes is for the basic seller lead questionnaire that is being filled out by one of their agents. I know that when I am on the phone with A seller I am usually going into much greater detail so my phone calls would be expected to be longer but just wondering if  someone can let me know what their average call time is with Pat live. Also if anyone else is using any other similar services I would love to hear some feedback.
