Has any one figured out a way to generate contracts within Podio using a template contract from a licensed agent or any other pdf template? Looking for a way to generate a lead in podio and automate the contract process all the way through emailing it out to seller or listing agent.  With the amount of offers we are sending every day - it has become tedious to manually fill out each contract just to submit an offer.

Hi Stephanie, We have comps in the area that have sold, there are also a few rehabs on either the same block or near by that are soon to hit the market at or above 200 which we did not take into account but should make a buyer comfortable at the conservative  $185k.

We've two deals under contract - buy & holds or potential flips - in the 30032 zip near Columbia & Glenwood. Both homes are rent ready (one is currently tenant occupied). Looking for $95k each - ARV on both if completely flipped is around $185,000 - $200,000 each. Rent estimate on each is between $950-$1,100 as-is. Let me know if you'd like more info!

I agree with Anthony, Atlanta is an expensive Market but rents support the purchase price if you buy right. Do not pay retail but try to get as close as you can to the 1% rule as you can.  Buy today and keep buying whenever you can - you will be amazed how fast you can get to financial freedom if you take calculated risks!

@Adam Kappel has retail buyers looking in that area.
