Sounds more like a question for Homie, but I have wondered this as well. I have not used them but seems like it could be a viable option. 

If you plan on moving out and continuing to rent it I don't see any reason to get the ADU approved.

@Logan M. Nice! That is amazing cash flow for only renting to 3 singles. Are they paying way above market rents or did you put a huge amount down, or how are you cash flowing so much? You must be on to something and I would love to know more. 

@Logan M.: When did you purchase the property? Can you give us any details (type of property, how/where you found it, etc.)?

You can certainly withhold some for cleaning, but I would question whether I want that person as a tenant. They sound difficult and could try to cause you other problems.

Just curious how this turned out? 

Also curious, how many rentals/units do you have? If this is your only property you are exempt from Fair Housing laws and you can enforce your lease as you see fit.
