Is the cashflow worth it in UT county?

I've been analyzing listings in the UT county area, from Lehi to Spanish Fork. Running the numbers on the conservative side, cashflow really isn't there. Any input? What am I missing?

Hi Miguel! I have a duplex in Provo that I purchased in July 2017. I put 10% down and I cash flow approx $500/mo (before expenses). AND it has appreciated approx 50k in those 3 years. The deals are out there. Are you on any wholesalers lists? Sometimes you can get deals that you can BRRRR.
