I am in the process of saving up money. By March I will be ready to purchase. While saving, I am studying and researching the real estate business to learn more before I buy. I want to start in either Nashville or Cleveland as I live in both cities. Which would be a better city to start in? How much money is a good amount to save to purchase my first property? I would love to do this with little to no money down if possible. What ways can I make that happen ? Also what type of home should I start off with first?

Hey Bigger Pockets

So I'm seriously considering getting my license and being an agent until I can save more money and go fulltime and then jump into investing. I live in Nashville currently and was going to join Keller Williams. I want to get feedback on the market right now in Nashville so I can determine how difficult it is going to be for me to try and really do this fulltime and replenish my 6 fig income. I will still keep my job until I am able to do it full time but I really need this to happen ASAP.

I know someone that got their liscence and started last year in June at Keller Williams and just found out that he had to go back to uber driving because it is so dry. I find that EXTREMELY hard to believe especially in Nashville. Is anyone else having the same problem. Or is anyone else having success?

Hi bigger pockets

I am looking at my options on getting into commercial real estate in Nashville. I wanted to know does anyone know where I can find 100% financing to acquire an apartment complex? If you do not know of how I can get 100% financing, what is the best strategy that will NOT cost me much money out of pocket as well as a strategy that will NOT pay to much attention to my credit being that I am still in the process of fixing it.  

Also can anyone give me any tips on commercial real estate that I should look out for, being that this will be my first investment.

Also, if this is going to be my first investment property as a newbie, should I start off doing commercial real estate or should I start off smaller with home and then rent it out?

I will have about 15-20k saved by august and I'm eager to invest it in the hopes of generating more income.

Hi bigger pockets Ok so I think I'm going to go ahead and get my license next month. I currently work a full time job making 6 figures but I'm trying to transition into real estate investing full time by replenishing that income with real estate. My goal is to be an investor and have my own business. I do not want to be a realtor for very long that's not the goal. I have heard that your first year as a realtor you don't make deals and that there's no way you can make 6 figures in your first year. Does anyone in the Nashville area have any success stories as a realtor in your first year? Also can anyone give any advice on how getting my license can work in my favor for the end goal of investing. Also does anyone have any great brokers I can work under?

Hi bigger pockets Ok So I just got another lead but it's in Memphis. I'm trying to wholesale this deal. It's a 2 for 1 special. Both houses for 40k but there's tenets currently in there that will be evicted prior. Does anyone know the market in Memphis, I keep getting mixed feedback on that area. Will it be a waste of time to try and wholesale this and sell it to a buyer in that area?
