Hi bigger pockets Ok so I think I'm going to go ahead and get my license next month. I currently work a full time job making 6 figures but I'm trying to transition into real estate investing full time by replenishing that income with real estate. My goal is to be an investor and have my own business. I do not want to be a realtor for very long that's not the goal. I have heard that your first year as a realtor you don't make deals and that there's no way you can make 6 figures in your first year. Does anyone in the Nashville area have any success stories as a realtor in your first year? Also can anyone give any advice on how getting my license can work in my favor for the end goal of investing. Also does anyone have any great brokers I can work under?

To make $100k in commissions you will have to sell over $3.3m in RE. Comes out to about 1 house/month at $300k. This doesn't include the commissions you have to pay your broker or your mkt expenses, etc. Of course it is possible depending on how hard you want to work. (Anything is possible). 

I know RE agents that didn't get a deal their first 10 months and I know some that have had multiple deals in their first month. It depends on you.

Having a license can help in many ways. Having MLS access, being able to view properties, putting in your own offfers vs having an agent, listing your own homes, etc.

All brokers are different and I would recommend doing some research. From what I know KW has the best training materials and I have heard multiple people recommend them to newer agents.
