I'm a new wholesaler as well from South Florida, always looking to meet like minded people and expand my network (especially in Florida!) Aren't the podcasts great? So much useful information. That's great that you're working for a local wholesale company, great way to learn and gain experience.

Tampa is definitely one of the areas our company wants to work in. Would be great to connect if we ever make it up there, or if you ever just want to talk RE/wholesaling here! Goodluck on your journey!

Hello everyone! (I did also post this in the marketplace, but thought I should share in the FL forums as well.)

In an effort to add value to the BP and South Florida community as well as build up my own skills, I was thinking of what a newbie like myself can offer... and this is how!

While I don't have the veteran experience YET... what I do have right now is the Time and Effort. 

For both local and remote investors, I can provide:

Boots on the Ground Service: 

1: Drive through properties you may have under contract or need more information on. 

2: Take detailed pictures and/or videos.

3: Upload to a dropbox or any method you prefer. 

Location:

Specifically Broward County (my area) and down through Dade county. I can also further north into Palm Beach County, just let me know. 

Fee: 

I am willing to do this for either a small fee and/or your time/knowledge that can help me improve (i.e. skype call Q&A, sitting in/helping with your rehab projects, etc.). Depending on what you need, let's discuss.

I am looking for serious, friendly, and active investors whom I can build strong relationships with.

@William Higdon That is what I was thinking as well. What if the seller understands the play and agrees? Would there still be an issue?

There's lots of different scenarios being discussed here, but would it be fine in the case of a wholesaler being up front about finding an end buyer to assign the contract? Being clear from the start that there is no intent to purchase the property, and the seller agrees?

(Reference BP podcast 271. Sam Craven runs a very successful wholesale company and seems to do exactly this.)

How's the Las Pinas / Manilla market for investing these days? I was just there for the first time last December. That's one of the times the investing light bulb started blinking in my head.

Post: Building Business Credit: Start LLC with partner or individually?

My business partner and I will be working together throughout our journey of both learning REI and working on future deals (wholesaling, rehabbing, BRRR, etc.) We will be going through the beginning stages together over the next few years and will continue working with each other in the future. However, at some point we know we'll be making our own deals and running our own separate REI businesses.

I understand it takes some time, 1-2 years to build up a strong Business Credit in order to be eligibile for future Business Lines of Credit. 

So for the purposes of building Business Credit, is it recommended to create one LLC together first through the beginning phase (share in start up costs, fees, accountability, etc) and start our own separate LLCs later down the road once we're more experienced?

Or should we start off with our own separate LLCs now to start building up that Business Credit?

Side Question: How impactful are recent hard inquiries for personal credit cards on applications for a Business Credit Card for a brand new business.

Hello BP! 

Just heard about this New Members Intro section from the podcast, figured I'd say hi. I'm from South Florida, born and raised in Miami, currently living in the Fort Lauderdale/Plantation area. If there's any other new/veteran investors in the area, would love to meet, network, or talk! 

I'm new to REI, attended a local REI seminar which opened my eyes to the possibilities that I've never considered before. I've been hooked ever since! I haven't been more excited and amped to start something like this since... ever! Looking to get my feet wet with wholesaling, but not afraid to take the leap forward to the next level if the opportunity presents itself.

I'm ready to dive in head first and take my future into my own hands. I'm still arming myself with as much knowledge as I can to make sure I start off the right way. I look forward to meeting, networking, and learning from everyone here.

@Michael Halow How your first 10 months have been since you began in SoCal, can you share your experiences up until now? Has your website (which looks great btw) had any success?

I am looking to get started in a similar fashion in the near future in South Florida with a potential move to SoCal as well. I am very curious how fellow beginner investors are doing in their markets.
