Hey everyone! 

I apologize for my absence and delay with responses regarding the next meetup, but I recently finalized that I will be moving to California next month, so I've been pretty occupied.

Like  @Robert Saunders said, our last meetup was full of great conversations with like minded people with lots of tips and inspiration to share. I'm sure the next one will be even better!

I believe we can continue growing so new and experienced investors/wholesalers alike in our area have a place to network, learn, share, and succeed together...  And I want a meetup to visit every time I come back down to Florida! 

@Leo Jurado @Sarah Torres @Robert @Nik Mebane @Tim Kanak Invasive Species looks great. I may be able to join if we do one Nov 15/16. But if not, don't let me hold this back. Let's make it happen!

Awesome, thanks @Chris Seveney @John Underwood for all the quick responses, really appreciate it. Seems you guys are correct, it is indeed Estate. 

@Bruce Thanks for detailed info, that's exactly what seems to be happening. Majority of the owners are deceased, and skip tracing next responsible, (or even current forwarding address for any still alive) has been difficult. You're right, the "%" did feel like a nice bonus, definitely made those deeds easier to work with.

Much appreciated again all. This is why I love BP.

This could be a very dumb question with a very simple answer, but if someone could clarify for me.

I've been going through numerous Notices of Tax Deed Applications to reach out to former owners of those properties.

On some of the notices, next to a name it will say "EST" followed by "%" and another name.

ex)

Legal Title Holders:

Michael Jordan EST

% Dwayne Wade

My question is, what does the "EST" represent, and who is the legal former title holder? Thanks in advance for any insight.

Hey friends, a few question for the S. Florida flippers. Getting properties at .70 ARV minus repairs has been difficult for typical 250k-350k ARV. After running your numbers:

1: What are you realistically looking for in terms of profits (% wise or hard number)?  

2: Is it unwise to go for properties at a 20%-23% of ARV - repairs range?

3: What is the lowest % you would be willing to go down here?

Thanks for any input, and please let me know if anything I said is dumb or doesn't make any sense.

I went to their Shark Tank event where people presented their actual deals to "Shark" investors. It really enjoyed it. learned a lot and spoke with some of the vendors in the area. They also run the Miami-Dade REIA. Your first event with them should be free.

@Jamile Brown Hi and welcome to BP! What everyone has said is spot on! You'll find so many posts here about how to find buyers (networking, REIAs, craigslist, cold calling, back tracking buyers through public records, etc), along with anything else you need.

I went to the BREIA meeting a few weeks back for the first time, and yup, you definitely LOT of investors there, many of whom can be added to your cash buyer list. I know there's a Miami Dade specific one too. It is tough going out there your first time and knowing how to approach someone and just talk to them as a newbie (still finding my way through that) lol.
