I’m looking to invest in the Florida condo market for long-term rental income and am hoping to get some advice. I’m especially interested in identifying up-and-coming neighborhoods or lesser-known coastal areas where properties are still affordable but poised for growth over the next 5–10 years.

For context, I’ve mostly been researching popular spots like Miami, Tampa, and Orlando. However, established areas can often come with a premium price tag and thinner margins. Instead, I’m curious if anyone here has insights into emerging “hidden gem” neighborhoods—places where new infrastructure, improved amenities, or shifting demographics could drive property values and rental demand in the near future.

Post: Picking a location for STR, should I prioritize Daily Rate or Booking Rate

Hello Everyone,

I'm looking at a number of locations for str. I've narrowed down a few areas, mainly Panama City and The Poconos. However, when doing the market research I come across the following, one location has lower booking rates, but higher daily rates and the other has higher booking rates, but lower daily rates. 

What should I focus on, booking or daily rates? I'm looking at it from an annual perspective where the lower booking rate but higher daily rate produce more of a gross with less expense. However, with the way the economy is I'm afraid the lesser booking rate can significantly decrease in a bad economy. In a market, with higher booking rates and lower daily rates, it might remain somewhat stable. 

What are your thoughts? I can use more insight into this matter!

I posted this question in the past, but I can't see the replies for some reason, so I figured I'll give it another shot.

Hello Everyone,

I have a coop apartment I am subletting as an investment property at the moment. I have a lot of equity in this property and would like to know of programs that will allow me to tap into the equity. Perhaps HELOCs or other loans. I was told coops don't qualify for such loans, however, curious to know if anyone knows of other eligible loan products.

The site area is rural but it that’s a good idea! There is a small city about 20-25 mins away. I’m going to make some calls and see if that’s an option.

Hello everyone,

I’m looking to venture into renting out some glamping tents on some land upstate. I will be doing a rental arbitrage model and renting these tents out for short term rental. I’m in the planning stage of this process and I’m stumped by how I can clean these units such as bed sheets and towels. In a traditional str such as an apartment or house a washer and dryer are on site for a cleaner to use. I’ve searched YouTube and google for some insights but haven’t seen anything posted.

Does anyone have experience in running a glamping business and how to clean up the tents for a guest turnaround? Thanks
