Quote from @Michael Haas:

@Rogelio M. definitely. It doesn’t mean the BP featured agents are bad agents, it just means that you should put them through the same due diligence you would any agent, and know that the Reccomendation does not necessarily correlate with experience or skill. As always, reccomendations from corporations will typically be profit-motivated, while reccomendations from friends, family, and other investors will typically be genuine and should be given much more weight.

Totally agree ... Thank you for your input!

@Justin Rockitter ... Check into their criminal background record ... look out for charges or convictions on crimes involving DECEPTION ... these would include fraud, perjury, missaplication of proprty as fiduciary, forgery, theft, etc.

@Rogelio M. how do you check these records?

Go to one of, or in combination, Sheriff's Office, Police Dept., or County District Attorney's Office and request a background check.  Make sure you have adequate identifiers to locate the party on records.  Some initial searches may be done on-line, depending on the municipality.  Pay attention to potential violations involving DECEPTION, such as perjury, financial fraud, credit card abuse, identity theft, etc.

Quote from @Michael Haas:

@James Thomas A few things to add to your search criteria:

1. Bigger Pockets Agent Finder is a good resource, but don't use it exclusively. I think its important to know that Agent Finder is a paid service, so the agents that are recommended to you are the agents that have chosen to pay Bigger Pockets thousands of dollars to be recommended, not necessarily the best agents or the agents with the most experience. Often times its the opposite- the best agents work by referral and keep busy without paying for marketing, so they don't pay for Zillow, Bigger Pockets, or other service's "featured agents" advertisements.

2.Look for investor-agents that have personal experience in your Niche. If you want to HouseHack, don't chose an agent that hasn't HouseHacked at least once, ideally multiple times successfully. Ask detailed questions here about experiences, dates of investment, and addresses / example addresses. As the popularity of HouseHacking and Investing has increased I've seen many agents suggest they have HouseHacking and Investing experience as a way to win clients, but that experience may be very limited or even not existent... make sure to ask probing questions to get the full story!

3. Recommendations & Reviews: Make sure to read lots of reviews and ask for referrals / recommendations - that's what's going to give you the most information about what working with this agent will actually look like!

Looking forward to talking more. Cheers!

Thank you Michael Haas .... I had long suspected that BP's agent finder services are paid, precisely because of the way BP was advertising for agents to sing up.  The setup, in my opinion, compromises the objectivity of the recommendations made through the service.

Just checked BP website .... amazed that there is NO house hacking calculator; perhaps, the rental property calculator can be tweaked to serve the purpose.

Melissa, try contacting Ray Mazzie with Southern Waters Capital (Ft. Lauderdale).
Southern Waters Capital is an private equity firm / RE development firm that invests in greenfield or infield land that is entitled to accommodate multifamily projects.  They can review your project to determine interest.

Ray may not be very active on BP, but he does have a profile loaded.

If you are unable to reach him, send me a DM, and I can introduce vie LinkedIn.

@Joe S.  Your options for law enforcement escort include San Antonio Police Department, Bexar Sheriff's Office, or the Constable's Office in the property's location.  Keep in mind the peace officer will accompany to maintain the peace, and NOT to enforce lockout.

Would it be reasonable to seek out an Agent who is knowledgeable on prospecting direct to seller or off market?

@Tony Clark Tony, would you please submit to management that there is interest in finding agents who are knowledgeable about house hacking. When using the BP feature to locate a 'friendly agent', the house hacking option for propert type is not given.

Hello All!

How does one navigate to / browse / locate a specific local real estate forum?

These seem to have vanished from the site's browsing capability.

I am searching for the following:

"Texas Real Estate Q&A Discussion Forum"
"San Antonio Real Estate Forum"
"Miami" Real Estate Forum
"Fort Lauderdale Real Estate Forum"
"Hialeah Real Estate Forum
"Florida Real Estate Q&A Discussion Forum"

Any help would be appreciated!

Thank you  :-)
