Agreed, I have seen some beautifully rehabbed homes in the area bounded on the north by West Martin, Colorado on the west, Travis on the south, and N San Marcos on the east. Investing thete will likely be a long term play, so one will have to negotiate a right price going in.

Can anyone say factually if taking a property subject to is allowed under the legal framework of Puerto Rico?  I have an investment lead in San Juan wherein the entry strategy would be taking title with an underlying pre-existent mortgage.

@Bjorn Ahlblad ... because of the type of employer, this software is made available for internal use ... so, the technology exists and am wondering if software like this exists and made available commercially. It is within this context that I made this post.

There is plenty of material published regarding background searches on SS#s, criminal and sex offender history, judgments and liens, prior evictions, etc ...

But ... what if there were an additional tool?! ... long story short, in my area of employment, wherein background searches are frequently performed, social media content is searched on persons of interest. My experience shows that which is published by an individual on social media can be very revealing. Specialized software is available to perform these searches.

Have any landlords within BiggerPockets used social media content as a tool to screen tenants? ... If so, has any 'screening value' been derived from using social media to this end?

I would welcome a discussion / feedback on this topic.

I am in agreement with @Rick Pozos in that there are no "recession PROOF" properties.  The issue will be the degree to which a property is affected by the crisis slowdown.  As @Stone Saathoff mentions, focus on the cashflow.  The cashflow will sustain the project through a slowdown or a recession.  Unlike @Stone Saathoff, I do believe that the economy WILL enter into a recession.  The two economic factors that hold the economy in a precipice are a) the supply distribution channels, and b) the debt load carried by many corporations, which was facilitated by low interest rates.  The distribution channels are key to a well functioning economy, and these are breaking down because of the economic slow down.  With regard to private sector debt, debt service coverage ratios are becoming precarious and thus many firms will be unable to service their debt.  The increased risk of being unable to service debt can be observed via the downgrading of the "credit ratings" of many corporations by Standard & Poor's, Moody's and Fitch.  The effect of the supply chain and debt on the economy will be latent; it will take time some time to 'feel'.
