Thanks, Ned.  I'm not totally opposed to the interest to be gained, but it would seem there's more profit in acquiring the property and then selling it.  Does it always take a year to foreclose? Is it possible to bid on properties at the end of their redemption period or is that more expensive?

One last thing is there an average foreclosure cost to gain full title?

Been researching this, too.  I see different states have tax lien laws regarding redemption.  Is this something I can invest in - like Texas or Florida and get properties because of short redemption periods?  How much would I need, and how long before I can get title?

And can I bid virtually on taxes in other states?  Sorry for all the questions.  I love this stuff...

Hey, guys....

1.  Is this Larry Goins Filthy Riches program legit?  Can you buy and trade real estate online and not lose your shirt?

2.  I'm hearing lots about wholesaling in Ohio, Minneapolis, Birmingham, etc.  How can an out of stater get these things under contract? Buy cheap reos and flip them for a small profit?  How would I go about double closings in these areas?  Transactional funding? I'm researching other markets with cheaper properties and less competition.  This LA Market is crazy competitive!!!!!  What do you think?

I'm in too, guys.  I've seen the youtube videos which look pretty promising.  Sounds a lot like buying reo properties online.  Same minimum buy in, and seller financing. And I'm in LA - pretty sure not too many guys out here are doing it.  Keep me posted..

I went to a 3 day Fortune Builders seminar in October.  It was awesome... but the coaching is ridiculous.  Cheapest program is like 17K.  You get a lot - and they basically hook up your whole business for you, but that's a huge grip.  I also heard they have a cheaper online version.  Good luck!

So, guys...

Since I last vented I've been getting some action.  Lotta Craigs List calls coming in for buyers, and got one today for a seller call - hopefully that'll be under contract today.  I had a hookup through Freedomsoft that just sent me a ton of reo listings, and my 4 unit listing here in LA has a signed offer.

No check yet, but my fingers are getting warm..... Hey, Mike - I left you a message and need to talk to you and Gladstone.  

The struggle continues....

Thanks for the feedback guys.  I'm going door knocking next week, and have a list of my whole farm with phone numbers I got from my title rep.  I appreciate the help and support...Ned, do you remember the blog you saw on 100 ways to find deals? I'll look it up.  I'll keep you guys posted on my progress.

I'm new to wholesaling in LA.  There are so many other wholesalers out here that are throwing around the same deals, I wonder how anyone really makes money.  I've spent money on marketing the last few months, but am running thin.  I may have a deal however, but how can I keep 'em coming?  I've gotten no calls off my bandit signs or letters I sent out it seems.  Am I in a market with too much competition, or should I try to look at deals in other states?
