Seems AC people don't get involved with mold/mildew , mold remediation wants to take me through very expensive process of initial testing ..... devising a removal process.... re testing  etc. I'm at loss where to proceed from here, just trying to locate AC technician who can do the job and want cost an arm and a leg. 

I found out that I may have mold in the air conditioning vents in my condo, never having to deal with this before I'm at loss how to proceed with  mold removal. To complicate the matter I'm putting the property for sales but at loss where to start with cleaning vents from mold / mildew. Any suggestion from a member who dealt with similar problem and have cost effective solution would be appreciated.  Also if someone who dealt with this issue   in south Florida and could PM me reliable service name that can remove mold from AC vents. I'm in Hallandale Beach on border of Broward and Dade counties.

Tenant didn't pay rent in Aug. I have 1 month as security deposit + last month rent.

I gave a tenant 3 day notice to .... no response and now I'm looking for an eviction service  - attorney or paralegal with successful experience of evicting non paying tenants in Broward, Dade or Palm Beach counties in Florida

PM me if you can personally recommend me such individual  who can assist me with this eviction

Thanks for you replies and advice , I may not have options but give a 3 day notice, as much as I dread getting 

started with eviction process .... o well.... Does anyone have Florida specific eviction outline?

I'm in south Florida, I've rented condo to a tenant with lease ending 9/30/16

Should  proceed with eviction steps starting with 3 days notice ? Tenants didn't communicate any intention.

If I use tenant's security deposit to cover Aug rent what would be legal way of doing it?

What would I do tenant wont vacate the property by 9/30/16 when lease ends?

Would be great to hear from others who have used property management services and what to look for when getting property management company involved 

I'm also is interested of costs involved using a property management service

I have rented condo in Hallandale Beach, so trying find good PM company in Broward or Dade counties

My tenants provided me sercurity deposit and first / last month rent at lease signing.

As I understand that Florida law require that security deposit to be held in separate bank account. But I'm not quite sure if last month rent should be treated just as regular rent payment  or has to go in same account as security deposit?  My other question, seems like most banks charge fees for accounts with less than certain amounts. What banks will have no fee 

accounts that would be suitable to hold security deposit?

Thanks for heads up, so if tenant would slip / fall in lobby and have a medical claim that would be covered by HOA insurance ? but if tenant slip and fall inside unit itself that would be covered by Condo liability insurance? My concern other than things like water pipes breaking and damaging other units would be protecting myself from claims by tenant.

Is this make sense?
