Hi Emy, We have been looking at the Cape Coral & Fort Myers areas for the reasons you mentioned but have also been concerned about saturation and future assessments of water & sewer. We actually flew out to Fort Myers last weekend to scope the area and loved it enough to make an offer on a piece of land (for a personal build).  I'd love if you could share updates here or PM me the progress of your build. We have a 1031 Exchange and will need to start identifying properties so a build won't work for that scenario because of the timeline but it would be great if you could share the pros and cons of your journey. Congratulations and please keep us posted!

We have a couple of rentals in Pueblo and did several flips last year. There seems to be a lot of demand for rentals so we are looking for a MFR or more SFR for BRRRR. Do you have a PM in the area that you like? Robert, have you already listed your properties and do you find that they're moving fast? It's amazing how quick some properties are going!

@Juan Solano  You've got your hands full, Juan so best of luck in finding a good TK provider, if that's the route you go. As I mentioned, I have calls scheduled with several so that portion is a small investment of time to see what they have to offer. Fortunately, there's so much info on BP as well as podcasts that can give great insight as well. You're so right, though and due diligence is key!  Good luck!

@Juan Solano  I am on the same journey of researching TK companies and Roofstock is among them. I have calls scheduled with 4 in total in order to get a good comparison.  I just read this article that I thought might be helpful

@Andrew Smith  @Darin L. Really appreciate the feedback about your experiences with the promissory notes. We had just listened to a podcast with Marco from Norada as the guest (Passive Wealth Strategies for Busy Professionals: Demystifying Turnkey Real Estate Investing) and were reviewing the information about the notes on their site. Certainly there's risk that needs to be assessed but thanks for sharing!

@Henry Chu You're quite welcome, Henry and thank you for the well wishes on the 1031. The more I learn, the more I realize that I know absolutely nothing! lol BTW, I'm from Northern CA (Newcastle/Lincoln area). I sure wish we would've kept our first couple of houses there! lol
