Thanks @Natalie Kolodij.  We just finished our corporate taxes a couple of weeks ago so I forgot about the 10/15 deadline.  I'm sure she is busy but I did send an email through her website and look forward to finding out if she's taking on new clients.  I'm sure she would appreciate hearing your glowing recommendation and I truly thank you for sending me her info.

Thanks so much @Robert Herrera!  I will contact them today and let them know you referred me. We are currently getting killed on taxes and our last 3 CPA's have made major oversights (to the tune of 65-75k even though we pay EFTPS every 2 weeks). Reading Landlording on Autopilot right now and 15 pages into it, I'm wondering why our CPA's have not recommended rentals? Live and learn, right?

Thank you @Natalie Kolodij!  Looks like she's active on the forum and definitely knows her stuff. I'm curious if you've personally worked with her?  I will reach out to her ASAP and see if she's taking clients. 

We've only been in Pueblo area for 15 months but I am happy to share anything I can with you.

Hello, we are fairly new to real estate investing but have another successful business. We are actively looking for rental properties and also venturing into a flip with a partner. Our CPA is not a real estate investor and does not have other clients that are investors so we are concerned about "loopholes" that may be missed.  We are looking for a long-term relationship and need someone that can provide guidance for both businesses.  We live close to Pueblo but are regularly in Denver and Colorado Springs so looking for a CPA in one of those areas. Any references are greatly appreciated.

Thanks so much @Zack Tran!  That form is awesome and looks like it can be adjusted to work for our needs.  I'm a pretty trusting person and it's clear we both have the same goals in mind. But, the partnership is new territory for both of us so we're trying to cover as many bases as possible. Life *happens* so no way to cover every base but communication has been solid so far and that's the biggest part of any relationship.  

I really appreciate you taking the time to post and help me locate that form. Best of luck to you in your ventures as well!

I apologize in advance if this was covered elsewhere in the forums as I could not find this subject through the search. 

I am entering my first flip with a partner. We have no previous history (personally or professionally) but looking forward to working with one another on this small project.  I will be funding the project (cost of property and rehab) and the other party (experienced flipper with contractors in place) will be handling all of the rehab. Our goal is to have the property sold within 5 months and we will split profit 50/50.  

We will each be putting the property in our respective business names through title company. (I assume that means that the warranty deed will be in both names?).  

Is there a partnership agreement form that anyone can recommend? Or, are there any recommendations on how to structure the language of such a partnership? 

I welcome any advice or feedback.

Hi @Chris Lopez, yes, good timing for me with the whole DIY movement. 

I think the important thing is to focus on the successes rather than the failures. They're painful when we're going through them, but we have to choose to learn and grow from every "mistake".  The School of Hard Knocks is the best way to learn though because you don't know until you know, right?  An academic or someone who has "been there done that" can tell me how to do it, but I usually will take the hard road.  But, I'm hoping to avoid some of the more costly mistakes with the help of BP!

@Chris Heeren Oh my goodness, I feel like I'm in the midst of a celebrity. :) I don't remember posting this anywhere but yours was the first podcast that I came across just a couple of weeks ago. I text my husband and Dad August 11 "Blowing my mind to have so many properties in 3 years. He talks about how he feels more protected being so over-leveraged because he has multiple LLC's in place. I had never considered that we may need more than 1 LLC if we have more than 1 property". That was just 2 weeks ago but since then, we've met with our financial advisor, discussed real estate investing with our CPA, listened to a couple more dozen podcasts, gone to 2 trustee auctions, called a wholesaler, and spent hours on MLS and driving neighborhoods doing our "homework". We've been so inspired to dive in and start learning as much as possible. Your podcast came into our lives at the right time and I cannot thank you enough for your message and words of wisdom and inspiration.
