@Mario Bellavia, good to hear that the rental market is strong in your area.  It seems that most places that are worth living are being over developed. I saw it in the Foothills of Northern CA where we never would've expected an explosion of growth so that's why we moved!  It's always especially difficult to watch if you've had roots there for a while.
I really appreciate the offer to PM you with questions and I might just take you up on that sometime!  We are still in the "deer in headlights" stage but we'll pull the trigger sooner or later (hopefully sooner rather than later!).  

My son begs for Native Foods when we're in town. It's very close to the Denver Zoo (don't miss the elephant feeding if you go) and that area is all very nice from what I've seen.  You can't go wrong with the Native Nachos... chips, "cheese", "chicken", what's not to love?

Hi @Mario Bellavia and thanks for the welcome!  I agree that the calculators, podcasts and webinars have been amazing resources.  So much great info and easy to get ADD.  Everyone emphasizes the importance of a plan and now I can see why! :)  

I'm not terribly familiar with Denver but we normally eat at Watercourse or Native Foods... both vegan restaurants with (what I think is) wonderful food (not just salad).  Denver has everything, though so if you're a carnivore :), I'm sure there are places you'd prefer.

Connecticut is one of the few states I haven't visited... how's the market there?  I read your bio and I can only imagine the challenges of being a property manager. I'm sure you'll be able to provide valuable insights and give a lot of guidance to landlords.

Hi @Chris Lopez, thanks for the welcome!  I started selling soap making and cosmetic supplies (raw ingredients & containers) online from my basement in 2002. (It's not a franchise... I just saw a need and started filling it.) I had other businesses prior to that but this has grown beyond what I could've ever hoped. Over the past year, we've been re-evaluating how to move forward with our long-term investment strategy. Real estate is something we both really enjoy so now that we found BP, we're learning as much as we can about areas outside of flipping and rentals (wholesale, subject to, etc).  

I checked out your website and it sounds like you've made some smart decisions over the years!  Denver is definitely a great market. Does your company focus only in Denver or do you work with clients in Pueblo?

Agreed, @Jared Bouzek!  We've only been here 15 months but the strong like or dislike people have for this city is surprising. For us, Pueblo has been the perfect move to get back West and close to the mountains.  I'm sure there are plenty of people flipping but the rental market here seems especially strong. I haven't talked to many landlords about turnover or vacancies but what I've heard so far has been positive. 

I'm sure you've seen quite a surge in business over the past few years and hope that Denver stays strong!

Sage advice @Jeremy Hunter and definitely something to consider in our search for an agent. When you say "make it clear to them of your criteria and how they will get paid in the process", I assume you're referring to negotiating a referral fee for non-MLS properties?

Thank you @Account Closed!  We bought a personal residence without an agent and it was seamless so it's given me the confidence to know I can do it with a rental or flip. Good to know that some brokers won't allow their agents to get involved with creative financing and I'll keep that in mind.  Going "off market" is ideal so we shall see what presents opportunities arise.  

Definitely don't bite the hand that feeds you in regards to an agent bringing you a deal! 100% agreed!

@Account Closed, thanks so much for the insight.  Embarrassed to say, I had never heard of creative financing up until a couple of weeks ago from BP. We may end up going with 20% down, but we want to explore all avenues and want to find an agent that will help us explore all available options. I didn't mention creative financing in our brief conversation but didn't realize an agent could get burned from that.  Good to know and I'll broach the subject with an open mind. :-)

Thanks for posting this question @Paul OBryan as I had the same question. I appreciate the feedback from @Rohan J., @Bob Floss II, and @Tracey Williams. Our neighbor is a long-time MFR investor and referred his RE agent, who is also an investor. When I called, I thought it was odd that he asked if we would be financing or paying cash. He said we would need 20% down for non-owner occupied. We've purchased 5 properties but all have been conventional, owner occupied with minimum 20% down. But, my understanding from BP podcasts and forums is that there are infinite options for creative financing that don't require 20% down on rentals or flips. We will have more conversations and discuss this further with him but I would like to have more than 1 agent helping us find deals. They each have a different niche and come across deals pre-MLS. I think loyalty is important and am certainly willing to keep my $$$ with an agent that finds us a deal, though.

My question is, if an experienced agent mentions 20% down requirement, is it just that he is fishing to see if we're serious buyers or is there a downside to creative financing that some agents don't want to deal with?
